Alligator cracking is not a superficial issue; it is a clear symptom of a structural failure occurring in the aggregate subbase beneath the asphalt. When water penetrates the surface or the base becomes too weak to support heavy commercial vehicles, the asphalt bends past its limits and breaks into these small, jagged patterns. Widespread Fading and Deep Rutting

Over years of exposure to harsh ultraviolet (UV) rays from the sun, these oils oxidize and evaporate. As a result, the pavement turns a dull, brittle gray. Rutting occurs when heavy vehicles consistently travel over the exact same paths, creating permanent depressions or "grooves" along the wheel tracks.
